Quincy
Quincy is a 16-story residential building that brings 501 apartments to San Francisco’s SoMa district, with 78 units designated as affordable housing. Seeking to expedite the project through the City’s entitlement process and increase the project’s speed to market, SCB developed a solution that coupled the State Density Bonus with the Housing Sustainability District to cap the height of the building at 160 feet and increase the unit count by 125 apartments.
The design for Qunicy is a balanced approach to contextual design in a changing neighborhood. The predominant façade along Bryant Street is dynamic, featuring an undulating rhythm and effervescent patterning to evoke a sense of movement and transformation along the burgeoning city corridor. The design team’s reinterpretation of San Francisco’s vernacular bay window enhances the residential experience by increasing unit size, framing views, and interrupting headlight glare from the nearby freeway. At the same time, at the street level, the refined articulation of a series of townhouses and landscaped entry stoops creates a distinctly residential experience along the slower, pedestrian-focused Welsh Street.
Shared amenities for the building accentuate a community-oriented atmosphere with enhanced connection to the neighborhood. Below ground parking offers 125 spaces, while a ground floor bike room provides secure storage for individual-owned bikes as well as access to a shared bike fleet for residents. The main lobby features a coffee bar and lounge area, with a mezzanine work-from-home zone. On the second floor, two inner courtyards create lightwells and provide private green space.
Above, the rooftop capitalizes on its H-shape by creating two distinct outdoor experiences: a terrace to the east provides space for social group activities, while the west terrace is reserved for more private, quieter activities; a central social and recreation lounge connects the two. A boardwalk surrounded by native grasses traverses the two terraces, offering residents a private walking path with city views.
