A notable Class A office tower along the Chicago River, 77 West Wacker Drive holds a prominent position within the city’s business district. Following several lease expirations and a growing need to remain competitive in an evolving market, ownership undertook a strategic interior amenity repositioning to attract new tenants while strengthening retention among those who already call the building home.

SCB led the transformation of the building’s amenity environments including tenant lounge, conferencing, and fitness and wellness, creating a cohesive destination within the tower that supports daily use while elevating the overall tenant experience. The design responds directly to changing leasing dynamics, where tenants are increasingly allocating less conference and collaboration space within their own premises, placing greater importance on shared, building-wide amenities.

The reimagined program offers a range of spaces at varying scales, providing flexibility for everything from informal fireside conversations to structured meetings and larger gatherings. Throughout, the amenity experience is intentionally diverse: open social zones are balanced with quieter moments for heads-down work and private calls, while curated lounge settings encourage connection and pause. Expansive views along Wacker Drive are leveraged to reinforce a sense of place and bring daylight deep into the interior environment.
